We will put our money on the line.
 
Most companies will refuse to list your house for less than a 120 day period. We will list your house for 30 days. If we have not brought you an acceptable offer within that 30 day period or if you are not happy with our service, fire us. If you chose to continue with our services and we bring you an acceptable offer within these time frames you pay us as follows:

6% Commission…Day 01 thru Day 30

5% Commission…Day 31 thru Day 60

4% Commission…Day 61 thru Day 90

In today’s Buyer's market, the smallest objection can prevent the buyer from making an offer. There are so many properties to choose from that the buyers have become very picky. If you want to sell, your property needs to be perfect or priced well below market. No Seller wants to put more money into a house that they are leaving but for every $1,000.00 in updating or repairs that your property needs, expect $3,000.00 in reduced price, if you get an offer at all.

The market is full of foreclosures and more are on their way. Many houses are underwater; more is owed on them than what they are worth. Banks are allowing these Sellers to do “Short Sales”; selling a house for less than what is owed. You will be competing with banks and desperate Sellers. The good news is that homebuyers look at more than price when making their buying decisions. Good houses that are priced correctly are selling fast, many times with multiple offers.

Selling a home is not easy for a seller. You must keep your house in showing condition at all times. Showing condition...Not living condition. You must be willing to leave your house at the drop of a hat and never turn down a showing. We are empathetic to your pain, but the true question is, are you ready to do what it takes to sell your house for the most money possible in the least amount of time?


 

 Realtor Motivation

 
Some Realtors will list any property in any condition at any price. This practice is called “Buying the Listing”. I think that this is one of the most unscrupulous acts that a real estate agent can do to a seller.

Their motivation is not to get your house sold; their motivation is to get their sign in your yard and their phone number on the internet. When a buyer calls they know if the buyer does not buy your house there is a chance that they can sell them another better priced house. These Realtors are making money and you are sitting with an un-sold house.

I started selling real estate in Dallas in 1978 while in college. I have personally sold hundreds of house and as the general manager of one of the largest RE/MAX franchises in the Metroplex have been involved in thousands of transactions.
